How we do it Online
MLS ' The Gold Team will list your home on the MLS. What is the MLS and why is it so powerful? The MLS, or Multiple Listing Service, is where all homes for sale through realtors are listed. When a realtor representing a buyer looks for homes for the buyer, they look first at the MLS to see what is available. Approximately 85% of home buyers are represented by a realtor, so if your home isn't in the MLS, then you are missing out on the largest segment of the home buying marketplace. Being in the MLS generates significantly greater interest in your home, which is partially why homes sold through realtors average 3-5% more money in the seller's pocket, even after realtor costs are paid.
Realtor.com ' The Gold Team puts all of its listings on their Realtor.com website. As an example, in the month of April a property that we placed on our Realtor.com website received 2953 viewings through Realtor.com. That's 2953 viewings in one month. Why do we care about how many people view your listing? Because the more interest we can generate in your home, the more likely we'll find the right buyer in a timely manner.
TheGoldTeam.com ' The Gold Team puts all of its listings on this website (www.thegoldteam.com). We market this website actively through search engines, pay per click programs, banner ads, pop-under programs, all of our mail outs, printed ads, business cards & letterhead. We currently average over 1500 unique visitors to our website each month and over 12,000 page views each month. This is a significant amount of potential buyers for your home. Many agents have websites, as do millions of other business owners around the world. But like most of those millions, most agents receive very few visitors to their website. Very few agents understand how to market effectively online. Its not an easy task to attract targeted leads to a website, and The Gold Team works very hard to do that for your benefit.
How we do it Offline
The Gold Team maintains a local area database currently containing 2500 individual homes. These receive listing updates from us at least once per month on average. These people know our name and appreciate our keeping them up to date with the local area real estate market. When you list with us, these people will also know that your home is for sale.
In addition, we do a series of postcard mail-outs to 200+ homes in your neighborhood and surrounding area. Often someone will hope that a home nearby becomes available. Either they want to move up, but don't want to move far away, or they have friends or family that want to move closer to them. In either case, its important to have the people in your immediate area know that your home is available.
The Gold Team regularly markets offline through other means. These include area real estate publications, open houses, flyers to area realtors (remember, they represent buyers too), home brochures, signs and other means that become available. We're willing to try almost any means of marketing that demonstrates a reasonable potential for generating buyer leads for your home.
